1. Why can I not buy a house like I buy
a car?
Reduce the house buying/selling expense?
Acting for yourself? Of course this is
possible but there is a wise saying in the law that
"the man who acts for himself has a fool for a
client". An objective approach and professional
knowledge is needed to avoid problems such as those
outlined on the
conveyancing page. Please note that it is illegal
for any person to undertake conveyancing work for others
unless he is a solicitor or licensed conveyancer or
someone employed by and supervised by such people.

2. Why should I not shop around for the
cheapest quote?
Shopping around between legal professionals
produces varying quotes for the legal work in question
so why not simply take the cheapest? The answer is that
they do not all perform to the same standard and there
is a substantial difference in quality of service.
Those clients would understand this better
who have in the past engaged a cut-price conveyancer.
All such persons have to cover the overheads of their
practice and consequently, the lower they quote for
work the less time they can actually devote to an individual
file and as a result:
- time limits are not met;
- telephone calls are not taken or returned;
- letters not answered promptly;
- searches not made on time;
- minimum number of actual appointments are permitted
at times convenient to the conveyancer;
- an unwillingness to give advice on related legal
matters such as insurance, joint ownership, wills
etc.
The service given is the service paid for.

3. How can Beesley and Company Solicitors
help?
Most clients are selling a house and buying
a house at the same time. These have to be timed carefully
by the conveyancer and contracts must be exchanged simultaneously.
This can be complicated where the chain extends to four
or five or more different buyers and sellers sometimes
in different parts of the country.
A conscientious solicitor will for example
make himself a nuisance on a clients behalf by chasing
up and down the chain to unblock any bottlenecks: a
cut price conveyancer will wait until he is told everyone
else in the chain is ready. Sales and purchases which
are important to the client can be lost if the conveyancer
is not fully wide awake and pro-active.
